This series of façade upgrades improve local businesses street presence while reinforcing the urban and pedestrian environment of this downtown commercial district.

Cypress Street Offices, Lomita, CA
A compact 2,300 sq. ft. office building maximizes the utilization of a small remnant urban parcel adjacent to the Pacific Coast Highway.

UCSB Alumni Center, Santa Barbara, CA
Prominently sited at the entry to University Plaza this 23,000 sq. ft. modernist structure contains offices and meeting facilities for the campus Alumni Association.

Arcadia Studio Offices, Santa Barbara, CA
2,600 sq. ft. office interiors for landscape architects utilizes day lighting and natural ventilation. Schematic Design 2007.

Hospice of Santa Barbara Offices, Santa Barbara, CA
5,400 sq. ft. office tenant improvements for this non-profit organization, which serves the dying, and bereaved. Design Development through Construction Administration.

Angeles National Golf Clubhouse, Sunland, CA
A 35,000 sq. ft. Spanish Revival golf clubhouse consisting of golf, restaurant and banquet facilities all over looking the Angeles National Forest foothills. Schematic Design.

10,000 sq. ft. corporate child care facility within the base on an existing downtown office high rise. Schematic Design through Construction Administration.
